Mortgage

Your Dubai home loan, arranged by people who know the market

A mortgage can decide whether you are able to buy at all. We work out what you can borrow, prepare a complete file and take it to UAE banks, so you can make an offer with confidence. For residents and non-residents.

Why arrange your mortgage with us

A recognised name in Dubai

A mortgage runs on trust. Your application comes from a RERA-licensed Dubai company (ORN 31258), not from an unknown intermediary.

Banks compared for you

We look across UAE banks and explain the rate, fees and terms in plain language.

Eligibility checked first

You learn what you can realistically borrow before you commit to a property.

A complete file

A well-prepared application avoids delays. We tell you exactly what each bank needs.

Residents and non-residents

We help salaried and self-employed buyers, including those who live outside the UAE.

One team for the whole purchase

Your property consultant and mortgage team work together from offer to transfer.

Step by step

From your first question to the keys

  1. Eligibility check

We review your income, existing debts and budget, and estimate what you may be able to borrow.

  2. Documents

You receive a clear checklist, and we put your file together.

  3. Pre-approval

The bank reviews your file and issues a pre-approval, which shows sellers you are a serious buyer.

  4. Choose the property

With your budget confirmed, you agree a price and sign the sale agreement.

  5. Valuation

The bank has the property valued. The loan is normally based on the lower of the price and the valuation.

  6. Final offer

The bank issues its final offer letter. We go through it with you before you sign.

  7. Transfer and keys

The mortgage is registered with the Dubai Land Department, ownership transfers and the home is yours.

How a Dubai mortgage works

How much can you borrow?

  • Expatriates, first home up to AED 5 million: up to 80% of the property value
  • Expatriates, first home above AED 5 million: up to 70%
  • UAE nationals, first home: up to 85% up to AED 5 million, and up to 75% above it
  • Off-plan properties: up to 50%
  • Non-residents: usually 50% to 60%, set by each bank

Term and affordability

Loans can run for up to 25 years, and normally have to be repaid by age 65 for employees or 70 for the self-employed. Your total monthly debt payments cannot exceed 50% of your income.

Costs to plan for

  • Your down payment: the part of the price the bank does not finance
  • Dubai Land Department transfer fee: 4% of the price
  • Mortgage registration: 0.25% of the loan
  • Bank arrangement fee, commonly up to 1% of the loan
  • Property valuation, plus the life and property insurance the bank requires

As a guide, budget about 7% to 8% of the price on top of your down payment.

Fixed or variable rate?

A fixed rate stays the same for an agreed period and then usually changes to a variable rate. A variable rate moves with a benchmark, usually EIBOR. We compare both for your situation.

These figures are general guidance based on UAE Central Bank rules and common bank practice, and they can change. Each bank decides on each application.
