Leasing
Renting in Dubai, done properly for landlords and tenants
Whether you have a property to let or you are looking for your next home, our leasing team takes care of the market, the paperwork and the rules.
What our leasing team does
Realistic pricing
We compare live listings and the RERA Rental Index, so a property neither sits empty nor rents too cheaply.
Marketing that reaches tenants
Good photos, a clear listing on our website and the property portals, and viewings arranged around you.
Careful tenant checks
We review each applicant’s documents and ability to pay before an offer reaches the landlord.
Contracts and Ejari
The tenancy contract, any addendum and the Ejari registration are completed correctly.
Cheques and deposits
Rent cheques and the security deposit are collected and recorded at signing.
Renewals
We track the dates and notices, so renewals happen on time and within the rules.

The rules worth knowing
Ejari
Every tenancy contract in Dubai must be registered through Ejari, the official system of the Dubai Land Department. An active Ejari also protects your position if there is ever a dispute over rent.
Rent increases
Rent can only rise within the limits set by Decree 43 of 2013. The RERA rent calculator compares the current rent with the average for similar homes. The further the rent is below that average, the larger the increase allowed, up to a maximum of 20%. If the calculator shows no increase, the rent stays the same.
Notice periods
To change the terms of a contract, written notice is due at least 90 days before it ends. Without notice, a contract generally renews on the same terms. A landlord who wants the property back at the end of the contract, for example to sell it or live in it, generally has to give 12 months’ notice through a notary public or by registered mail.
Typical costs when renting
- Security deposit: commonly about 5% of the annual rent for an unfurnished home and 10% for a furnished one
- Agency fee: commonly about 5% of the annual rent
- Ejari registration and DEWA connection fees
Rent is usually paid by post-dated cheques, and the number of cheques is agreed between landlord and tenant.
This is general guidance, not legal advice. Rules can change, so we confirm what applies to your case.
